Terms of Service

The terms that govern your use of the Condo Audit Pro platform.

Last updated: June 2026

1. Who we are

Condo Audit Pro (the “Platform”) is operated by Yabuh Ltd. (“we”, “us”, “our”). These Terms of Service (“Terms”) govern your access to and use of the Platform and any related services. By creating an account or using the Platform, you agree to these Terms.

2. What the Platform is

The Platform is a workflow and audit-preparation tool for condominium and strata audits. It helps organize documents, compare records, prepare samples, check invoices, surface issues, draft questions, and assemble province-specific outputs.

The Platform prepares and organizes the audit file. It does not perform the audit, form audit opinions, or sign reports. Professional judgment, audit conclusions, sign-off, and final responsibility remain at all times with the licensed CPA firm using the Platform.

3. Accounts and roles

Access is provided through roles (for example super administrator, firm administrator, CPA, staff, and client). You are responsible for keeping your login credentials confidential and for all activity under your account. You agree to provide accurate information and to keep it current.

Certain actions — including approving samples, sending client questions, signing reports, and closing an audit file — are restricted to authorized CPA users. You agree not to attempt to circumvent these controls.

4. Acceptable use

You agree to use the Platform only for lawful purposes and in connection with legitimate condominium and strata audit work. You agree not to misuse the Platform, interfere with its operation, attempt to access data you are not authorized to access, or upload unlawful or harmful content.

5. Client data and documents

You retain ownership of the documents and data you upload. You grant us the limited rights needed to host, process, and display that content to provide the service. We store records securely and restrict access so that each firm and each corporation only sees its own information.

Each year’s engagement record is retained so that the audit trail remains available for future reference and review.

6. Fees

Fees for the Platform are agreed per CPA firm account and are based primarily on completed audit volume, as described on our pricing page or in your written agreement. Fees are payable as invoiced. Engagement fees that a firm charges its own clients are separate and are set by the firm.

7. Intellectual property

The Platform, including its software, design, and content, is owned by Yabuh Ltd. and its licensors. No plan grants you source code, resale rights, white-label rights, exclusivity, or ownership of the Platform. You receive a non-transferable right to use the Platform for the term of your agreement.

8. Availability

We aim to keep the Platform available and reliable, but we do not guarantee uninterrupted access. We may perform maintenance, update features, or suspend access where necessary to protect the service or comply with law.

9. Limitation of liability

To the maximum extent permitted by law, the Platform is provided on an “as is” and “as available” basis. We are not liable for indirect, incidental, or consequential losses, or for audit conclusions, which remain the responsibility of the licensed CPA firm.

10. Termination

You may stop using the Platform at any time. We may suspend or terminate access for breach of these Terms or non-payment. On termination, your right to use the Platform ends; retention and return of data follow your written agreement and applicable law.

11. Professional responsibility

Condo Audit Pro is an audit-preparation and workflow platform. It does not perform audits, issue audit opinions, provide legal advice, or provide accounting opinions. The licensed CPA firm remains responsible for all professional judgments, audit conclusions, reports, and client communications.

12. No guarantee of audit outcome

The Platform may surface mismatches, draft questions, and prepare outputs, but it does not guarantee that an audit will be completed, accepted, issued without qualification, or completed by any specific date.

13. Usage limits and fair use

Plans may include fair-use limits for storage, OCR, AI processing, the number and size of files, non-audit processing, and support. We may apply reasonable limits to protect the service and keep it available for all firms.

14. Customer responsibilities

The firm is responsible for reviewing outputs, verifying evidence, maintaining professional standards, approving client communications, and ensuring the engagement complies with applicable professional and legal requirements.

15. Province-linked accounts

Multi-province licences may be administered as province-linked accounts under one commercial licence, so each province can maintain its own rules, templates, terminology, and output documents.

16. Changes to these Terms

We may update these Terms from time to time. When we do, we will update the date below. Your continued use of the Platform after a change means you accept the updated Terms.
