So we built a platform that does it, and stops exactly where the CPA’s judgment begins.

Condo Audit Pro was built over more than a year by full-stack software engineers working alongside a retired Canadian CPA with decades of audit experience. The audit logic wasn’t invented at a keyboard: the checks, tolerances, financial statement lines, and letter templates were shaped from real published condominium and strata financial statements, reserve fund studies and depreciation reports, and each province’s legislation — then built as deterministic, rule-based logic rather than AI guesswork, so the preparation work is done before the CPA sits down with the file.

It was created to simplify the audit for everyone involved — condominium and strata corporations, property management companies, CPA firms, audit staff, and board members — by putting the whole engagement in one secure place and taking the busywork off people’s desks. Each province can have its own document wording, output templates, terminology, audit checks, and default settings — while each CPA firm can still configure how it wants to run its own audits.

That means Alberta’s Condominium Property Act and reserve funds, British Columbia’s Strata Property Act, contingency reserve fund, and depreciation report wording, and Ontario’s Condominium Act and reserve fund studies are each handled in their own terms — live today, with the same configuration model ready for future provinces.
